- Property Emergencies: Should your heat go out in winter, should you see water damage or potential water damage, should you have no electricity, get locked-out, or have a problem with your key, call 507-454-4444.
Signing for Another Year
Nearly half of our residents choose to stay more than one year. Save the hassle of researching, touring,and moving again. No need to come up with another deposit – you’re covered by your existing deposit. Remember moving last time? Need we say more?
Warning: If you want to stay, let us know by mid-September, or your place may get rented by someone else!
WSU Scholarships
Bluff City Properties, LLC contributes financially for annual scholarships presented to learners at Winona State University. These scholarships are awarded through the Winona State University Foundation.
WsYOU Student Housing Scholarship
Bluff City Properties provides an in-kind scholarship each year to current residents to cover their housing costs while attending WSU for the following year.
Quality Assurance
We welcome all of our feedback, including complaints. We are constantly updating our policies and procedures to improve the quality of our housing and services. If you feel that our staff has not adequately addressed a repair/maintenance request, a billing issue, or if we have not met your expectations in any way, please let us know about it. Your satisfaction is our number one priority! Property Tax Refund (CRP)
When you live off campus some of your rent goes to pay property taxes for the property in which you live. Many student residents are unaware that they may be eligible for a tax refund from the State of Minnesota for a certain percentage of the rent they pay in any calendar year. Around the end of January each year you will receive a “Certificate of Rent Paid” form via email from Bluff City Properties LLC. Eligible renters may get a check back from the State of Minnesota based on this documentation. Look for your CRP in your inbox at the end of January and contact your tax professional for more information.
